How Long Does an EPC Last? A Berkshire Homeowner’s Guide for 2026
Written by the Frank EPC team of accredited Domestic Energy Assessors (DEAs). Last updated July 2026.
The short answer
An EPC lasts 10 years in England and Wales. Once your Energy Performance Certificate is lodged on the national register, it stays valid for a full decade, and you can reuse the same certificate for multiple sales or lettings during that time. It does not expire early just because energy rules change. The only thing that replaces it sooner is a newer EPC registered for the same property. You only need a new one when your current certificate has passed its expiry date, when your home has never had one, or when you have made big improvements and want the rating to reflect them. Before you book anything, check the free government register, because around 40 percent of homeowners already have a valid EPC and do not realise it.

What is an EPC?
An Energy Performance Certificate (EPC) rates how energy efficient your property is on a scale from A (most efficient) to G (least efficient). It also estimates your energy bills and lists improvements that could lift your rating. A qualified Domestic Energy Assessor produces it after a short survey of your home, then lodges it on the national register where it becomes a public record.
You legally need a valid EPC whenever you sell or rent out a home in England and Wales, and under the reformed rules it must be in place before the property is marketed, according to the government consultation outcome on reforming the Energy Performance of Buildings regime.
How long does an EPC last?
An EPC is valid for 10 years from the date it is issued. That is the rule across England and Wales, and it has not changed for 2026.
A few important details sit behind that simple answer:
- The 10 years runs from the issue date shown on the certificate, not from when you bought the house or first listed it.
- One valid EPC covers you for repeat use. If you sell, then let the same property a few years later, the original certificate still counts as long as it has not expired.
- An EPC does not expire early because the law tightens. Even when the minimum rating rules change, a certificate issued before the change remains valid for its full 10 years, according to GOV.UK.
The one exception is that a fresh EPC lodged on the register for the same property replaces the older one. So if a previous owner or a tenant commissioned a newer assessment, the most recent certificate is the one that applies.
How do I check if my EPC is still valid?
This is the first thing worth doing, because it can save you the cost of an assessment you do not need.
You can check for free on the official Find an Energy Certificate register. Enter your postcode, select your address, and the register shows any certificate on file along with the exact expiry date. If a certificate appears and the expiry date has not passed, you are covered and do not need a new one yet.
Because certificates last a decade, your home may still be covered by one issued when you bought it, or even by a previous owner. Around 40 percent of homeowners already hold a valid EPC without realising, so this two minute check is always worth doing before you book.
When do you need a new EPC?
You need a fresh certificate in a handful of clear situations:
- Your current EPC has expired. Once the 10 years are up, the certificate is no longer valid for selling or letting and you will need a new assessment.
- There is no EPC on record. Some older properties, or homes that have never been sold or rented since EPCs began, may have no certificate at all.
- You are selling or renting and the existing one has lapsed. Estate agents will not list a property on Rightmove or Zoopla without a valid EPC, so a lapsed certificate needs replacing before you go to market.
- You have made significant improvements. New insulation, a new boiler, solar panels or a heat pump can push your rating up. Your old certificate stays valid, but commissioning a new one lets buyers and tenants see the better score.
If none of these apply and your certificate is still in date, you do not need to do anything.
Does an EPC ever expire early?
No, an EPC does not expire before its 10 years are up just because of a change in the law or a change in your circumstances. The only way a certificate stops being the current one is if a newer EPC is registered for the same property.
This trips a lot of homeowners up, so here it is plainly. A low rating does not shorten your certificate’s life. A new government metric does not wipe your certificate. Selling the house does not reset the clock for the next owner. The certificate simply runs its full term from the day it was issued, unless a fresher assessment takes its place.
Do I need a new EPC in each of these situations?
Here is a quick reference for the most common questions Berkshire homeowners ask.
| Situation | Need a new EPC? | Why |
| Certificate is under 10 years old | No | Still valid, reuse it for selling or letting |
| Certificate has passed its expiry date | Yes | Expired certificates cannot be used to sell or rent |
| No certificate on the register | Yes | You need one before marketing the property |
| Selling with a valid EPC in date | No | The existing certificate is fine |
| Made major improvements, old EPC still valid | Optional | Only if you want the higher rating on record |
| A newer EPC was registered by someone else | No | The most recent valid certificate already applies |
Are the EPC rules changing in 2026?
Yes, reforms are on the way, but the headline point for validity is reassuring. The 10 year validity period is being kept.
The government considered shortening how long an EPC lasts, but after concerns about the cost of commissioning certificates more often, it confirmed that both existing and reformed EPCs will keep the 10 year term, according to Elmhurst Energy’s summary of the reform outcome.
A few other changes are worth knowing about:
- Reformed EPCs launch in the second half of 2027. The redesigned domestic certificate was pushed back from 2026, so the EPC you get today follows the current format.
- New headline metrics are coming. Reformed certificates will show several measures such as fabric performance, heating efficiency and smart readiness, rather than a single cost figure, according to Osborne Clarke.
- EPCs must be in place before marketing. Under the reformed rules a valid certificate is required before a property is advertised, not just at the point of sale or let.
- Landlords face an EPC C by 2030. If you also let a property, the minimum standard rises from E to C by 2030. This does not affect selling your own home.
None of this shortens the life of a certificate you hold now. Your current EPC remains valid for its full 10 years.
How to renew an EPC in Berkshire
Renewing is straightforward. When your certificate has expired, or you want an up to date rating after improvements, you simply book a new assessment. A qualified assessor visits, spends around 30 to 45 minutes inspecting insulation, heating, hot water, windows and lighting, and the new certificate is usually lodged within 24 to 72 hours.
Frank EPC produces many domestic certificates the same day or the next working day, which matters when you are racing to get a property listed. We cover Reading, Bracknell, Slough, Windsor, Wokingham, Maidenhead and the wider county. You can book an accredited EPC assessment online, or if you are in the Bracknell area.
